{"id":8412,"date":"2020-09-28T06:58:32","date_gmt":"2020-09-28T06:58:32","guid":{"rendered":"http:\/\/www.16news.com.au\/?p=8412"},"modified":"2020-09-28T06:58:32","modified_gmt":"2020-09-28T06:58:32","slug":"residential-development-activity-remains-strong-through-covid-19","status":"publish","type":"post","link":"http:\/\/www.16news.com.au\/index.php\/2020\/09\/28\/residential-development-activity-remains-strong-through-covid-19\/","title":{"rendered":"Residential development activity remains strong through COVID-19"},"content":{"rendered":"<p>Residential development activity in the Newcastle\u00a0Local Government Area\u00a0held strong in the 2019\/20 financial year, despite the COVID-19 pandemic\u00a0occurring\u00a0throughout\u00a0the final four\u00a0months.<br \/>\nOf the 1,168 development applications (DAs) approved by the City of Newcastle in 2019\/20, 947 of them were for residential development, valued at more than $271 million, excluding mixed commercial developments.\u00a0This remained steady from the previous financial year, which saw 1,008\u00a0residential DAs approved from 1,281.<br \/>\nThe value of residential DAs\u00a0for new dwellings\u00a0lodged\u00a0rose from 33 per cent to 46 per cent\u00a0as a percentage of the total value of all DAs submitted.<br \/>\nManager Regulatory, Planning and Assessment, Michelle Bisson,\u00a0said\u00a0development\u00a0activity\u00a0had\u00a0remained strong.<br \/>\n\u201cWhile no industry has\u00a0navigated\u00a0the COVID-19 pandemic unscathed, the popularity of\u00a0new\u00a0residential\u00a0dwellings and\u00a0secondary dwellings continues to grow\u00a0in the Newcastle LGA,\u201d\u00a0Ms Bisson\u00a0said.<br \/>\n\u201cThe construction of secondary dwellings\u00a0provides the community with a choice of more affordable housing, which is a major focus of City of Newcastle\u2019s draft Local Housing Strategy 2020, which was on\u00a0public exhibition until 21 September.\u201d<br \/>\nMs Bisson\u00a0said\u00a0solid\u00a0development\u00a0activity was still\u00a0also\u00a0evident within the inner-city.<br \/>\n\u201cThe $166 million in developments\u00a0approved in the CBD alone in the last financial year, plus state government approvals including the University of Newcastle City Campus and ongoing building works, are\u00a0sustaining\u00a0many\u00a0local jobs on the ground\u00a0and continuing the transformation of our City.\u201d<br \/>\nThe diversity of development in\u00a0the City\u00a0is reflected in the top-three most valuable DAs approved in the 2019\/20 financial year, including a\u00a020-storey mixed use development in Newcastle West ($27.6 million), the adaptive reuse of a\u00a0building as a boutique hotel ($24.3 million)\u00a0and an eight-storey\u00a0commercial development\u00a0($18.9 million), both in Newcastle.<br \/>\nWhile the suburb of Newcastle continues to attract the development dollar ($110 million), other popular suburbs were Fletcher ($49.8 million), Broadmeadow ($47.8 million) and Mayfield West ($40 million).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Residential development activity in the Newcastle\u00a0Local Government Area\u00a0held strong in the 2019\/20 financial year, despite the COVID-19 pandemic\u00a0occurring\u00a0throughout\u00a0the final four\u00a0months.
