This monumental life change makes it crucial for students and other first-time renters to understand their protections and obligations before signing a lease.&nbsp;<\/p>\n\n\n\n<p>Students entering into leases should understand their rights and responsibilities in NSW, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Always have a written lease agreement:\u00a0<\/strong>A written agreement outlines key terms, such as rent amounts, how often you pay rent, bond requirements, and other responsibilities. The landlord must give you a copy of the signed lease agreement \u2013 that includes their full contact details and, if there is agent, the contact details of the agent.<\/li>\n\n\n\n<li><strong>Know how a rental bond works:\u00a0<\/strong>A bond cannot be more than four weeks\u2019 rent and is fully refundable at the end of the tenancy, provided there is no unpaid rent or damage. Landlords and agents must lodge all bonds with NSW Fair Trading.<\/li>\n\n\n\n<li><strong>Understand landlord responsibilities:\u00a0<\/strong>Landlords have several legal responsibilities they must meet under a tenancy agreement, including providing and maintaining the property in a safe, liveable condition and completing necessary repairs.<\/li>\n\n\n\n<li><strong>Know your rights when it comes to evictions:<\/strong>\u00a0Landlords and agents must have valid grounds to evict a renter and must follow the correct legal process. No-grounds evictions are now banned in NSW.<\/li>\n\n\n\n<li><strong>Where to seek support<\/strong>: If students are unsure about their rights or responsibilities, they can contact NSW Fair Trading for\u00a0<a href=\"https:\/\/www.nsw.gov.au\/housing-and-construction\/renting-a-place-to-live\">information and guidance on rental matters<\/a>, including bonds, rent, and repairs. NSW Fair Trading can also assist renters and their landlord or agent in resolving disputes about their tenancy agreement.<\/li>\n\n\n\n<li><strong>Where to seek legal assistance:\u00a0<\/strong>To find your nearest Tenants Advice and Advocacy Service, visit\u00a0<a href=\"https:\/\/www.tenants.org.au\/\" target=\"_blank\" rel=\"noreferrer noopener\">www.tenants.org.au<\/a>\u00a0or call\u00a0<a href=\"tel:1800251101\" target=\"_blank\" rel=\"noreferrer noopener\">1800 251 101<\/a>.<\/li>\n<\/ul>\n\n\n\n<p>Students should also be aware of the landmark&nbsp;<a href=\"https:\/\/www.nsw.gov.au\/departments-and-agencies\/fair-trading\/news\/changes-to-rental-laws\">rental reforms<\/a>&nbsp;introduced by the Minns Labor Government, which have created new protections for renters.<\/p>\n\n\n\n<p>These changes include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Limiting rental increases to once a year.<\/li>\n\n\n\n<li>Giving renters security by banning no-grounds evictions.<\/li>\n\n\n\n<li>Saving renters money by mandating fee-free ways to pay their rent.<\/li>\n\n\n\n<li>Banning solicited rent bidding so renters can\u2019t be coerced into offering higher rent to secure a place to live.<\/li>\n\n\n\n<li>Funding the NSW Rental Taskforce to protect renters by enforcing the new laws.<\/li>\n\n\n\n<li>Delivering the free\u00a0<a href=\"https:\/\/www.nsw.gov.au\/housing-and-construction\/renting-a-place-to-live\/rent-check\">Rent Check website<\/a>\u00a0so people can be sure what they\u2019re asking to pay in rent is fair.<\/li>\n<\/ul>\n\n\n\n<p>For more information on your rights as a renter, please visit the&nbsp;<a href=\"https:\/\/www.nsw.gov.au\/housing-and-construction\/renting-a-place-to-live\">NSW Fair Trading website<\/a>.<\/p>\n\n\n\n<p>For more information on sharing a rental property, please visit the&nbsp;<a href=\"https:\/\/www.nsw.gov.au\/housing-and-construction\/rules\/sharing-a-residential-rental-property\">NSW Fair Trading website<\/a>.<\/p>\n\n\n\n<p><strong>Minister for Better Regulation and Fair Trading Anoulack Chanthivong said:<\/strong><\/p>\n\n\n\n<p>\u201cStudents deserve stability and certainty when securing a home, and the Minns Labor Government\u2019s landmark rental reforms help ensure they get exactly that.<\/p>\n\n\n\n<p>\u201cThis Government has banned no-grounds evictions, funded crucial tools and delivered tangible policies to help renters save money \u2013 and we want everyone to know about it.<\/p>\n\n\n\n<p>\u201cRenters deserve to enjoy the full extent of these changes, especially if they\u2019re entering into their first lease.&nbsp;&nbsp;&nbsp;<\/p>\n\n\n\n<p>\u201cThat\u2019s why we\u2019re making it easier to understand your rights, manage costs, and feel secure in your living arrangements.\u201d<\/p>\n\n\n\n<p><strong>NSW Rental Commissioner Trina Jones said:<\/strong><\/p>\n\n\n\n<p>\u201cRenting as a student has long been a rite of passage for young people, but understanding rental rights and obligations early helps prevent disputes and ensures a safe, fair living arrangement.<\/p>\n\n\n\n<p>\u201cStarting tertiary study is an exciting milestone, and for many students it\u2019s the first time living out of home. We want young renters to feel confident, informed, and protected when securing accommodation.<\/p>\n\n\n\n<p>\u201cWe encourage all students to take the time to read their rental agreements, ask questions, and never sign anything they don\u2019t fully understand.
